Apartment Complex Load Management

Project Overview & Objectives

This project tackled the increasing demand for electric vehicle charging infrastructure within a 48-unit multi-family residential building. The main structural constraint involved an existing 400A building main distribution panel that could not sustain dozens of unrestricted 48A continuous charging draws during peak evening hours without risking major breaker trips or necessitating a six-figure utility service transformer replacement. Our engineering team resolved this challenge by introducing an intelligent multi-tier dynamic load balancing system, establishing shared capacity groups and automated throttling algorithms to distribute power seamlessly among active vehicle charging ports.

Technical Engineering & Execution

To guarantee complete electrical safety and continuous operation, our certified electricians deployed a dedicated 200A subpanel integrated with smart current sensors (CT clamps) directly on the main feeder lines. Heavy-duty EMT conduits were routed across the subterranean parking garage ceilings, supplying 12 networked charging pedestals. Each station communicates via Modbus RS-485 to a central gateway controller, modulating charging rates in real time from 6A to 32A per vehicle based on aggregate building load conditions and utility rate schedules.

  • Dedicated continuous duty circuit design and panel inspection
  • High-amperage industrial conduit routing with zero structural impact
  • Smart dynamic load balancing configuration to prevent grid overload
  • Complete municipal permit acquisition and final utility sign-off

Results & Performance

The deployment enabled simultaneous charging access for up to 12 resident vehicles without triggering panel overloads or requiring costly utility service transformer replacements. During evening hours when residential HVAC and kitchen equipment peak, the system autonomously scales down vehicle charging currents, restoring full 32A power overnight when building demand decreases. The property management now enjoys predictable electrical utility expenses and full billing visibility through individual RFID authentication.

Multi-Dwelling Code Compliance

Shared infrastructure follows NEC 625.42 energy management rules with dedicated metering, lockable disconnects, and fire-rated penetrations between units.

With dynamic load management, 8 to 12 chargers typically run on capacity that would otherwise support only 2 or 3, since power shifts automatically to the vehicles that need it.
Each session is metered per RFID user, and monthly exports feed directly into HOA or property-management billing.
Yes. The controller scales to additional wallboxes without new utility service, and conduit stubs are pre-run for future bays.
